There’s a pattern I’ve noticed over the years that’s worth calling out because I think it costs all of us more than we realize in one way or another.

It’s this: if there is no price attached to something, it’s easy to dismiss it.

Most people, whether consciously or unknowingly, will instinctively assign something less importance than it may deserve just because it’s free.

Inside this community, that kind of thinking is especially problematic… not to mention the upside it’s costing you.  

The value of what we do here has never been determined by what you pay to access it; it’s determined by what goes into building it.

and in the case of what I’m going to be presenting this Saturday, a significant amount of time, effort, and on-the-ground work has gone into bringing this opportunity to the table for you. 

We don’t just identify opportunities; we do the work required to make them investable.

We spend time on the ground building direct relationships with the developers, operators, and partners responsible for execution.

We do intensive legwork to ensure that by the time you’re hearing about it, it has already been thoroughly vetted, structured, and aligned with a clear investment thesis.

Anyone can market a project.

Very few can stand behind it with conviction… and even fewer have the track record to back that conviction up.

When you’re invited to look at something with me, you’re not evaluating a raw opportunity.

You’re evaluating something that has already been pressure-tested… and you’re doing so alongside partners who have a proven history of delivering.

For example, my Brazilian development partner, IMPAR, has completed over 4,000 residential and commercial projects across the Northeast and has operated under the same business title for three generations.

That relationship alone removes one of the biggest variables in any pre-construction real estate investment: whether or not the project will be built as promised.

As it pertains to us, the answer is straightforward: YES. 

Now, given that many of you are here from the Expat Money Community, it’s worth understanding where this fits within a broader Plan-B strategy.

When it comes to building something that is both resilient and effective, diversification sits at the center of everything we do at Expat Money; diversification across asset classes, but across jurisdictions and currencies as well. 

Personally, Brazil plays a very specific role in my own strategy - it’s one of the core jurisdictions I use for owning fully titled, income-producing assets that generate consistent cash flow in a different currency… while also benefiting from long-term appreciation, of course.

And yes, the project we’ll be discussing this Saturday checks all three boxes: consistent income generation, currency diversification, and long-term capital appreciation.

When going over the final details of this project with my team, I even joked that the units inside this development project were basically like beachfront ATM machines.

What we’re looking at is a repeatable system: guests checking in night after night, month after month, year after year (driven by strong domestic demand rather than reliance on unpredictable international tourism numbers). 

From a numbers perspective, the entry point sits well under $100,000, and with conservative returns in the 8% range, you’re looking at a payback period of roughly 12 years.

Once that initial capital has been returned, the asset doesn’t stop performing…

…it continues generating income for years and decades to come, all while the underlying property itself appreciates over time.
