The Ocean View Villas are currently under active construction, and the transformation over the past few months has been impressive.
We’ve just passed the concrete and rebar stage, which is when things really start to take shape.

These may still just look like shells anymore, but let me assure you, the most laborious work has been completed.

My Rental Report: Real Returns From A Cash-Flowing Brazil Beachfront Duplex
I now want to take a hard look at what this investment actually produces because, at the end of the day, it’s not just about beautiful views or turquoise waves.
It’s about returns and upside.
So here’s a snapshot from the real world.
In April of this year, my personal beachfront duplex earned R$5,200 ($1040 USD) in gross rental income… and that was with just 14 nights booked (a little less than a 50% occupancy rate).

Remember… that’s two weeks of bookings in a market that still hasn’t even come close to its peak.
Let’s dig into the numbers:
Gross rental income: R$5,200 ($1040 USD)
HOA & Utilities: R$1,150 ($230 USD)
25% Management Fee: R$1,300 ($260 USD)
Net Income: R$2,750 ($550 USD) after ALL core expenses.
This was achieved without any extraordinary pricing, marketing blitz, or major local events that brought crowds into town during the month.
In fact, the unit is still in the early phase of onboarding to regional booking platforms and hasn’t yet been promoted to full capacity.
And yet… it cash-flowed beautifully month after month, and will do so year after year, for decades to come.
Growing, compounding and increasing steadily.
And by the way, as this cash is reliably hitting my bank account like clockwork every single month, the VALUE of the property itself is going up 5-10% annually…
…show me any stock you can confidently say that about.
That’s the power of well-positioned real estate in a market like this, where domestic demand is surging, regional travel is booming, and competition is still years behind what you’d see in a saturated market like Mexico or Costa Rica, for example.
This is the early innings of what will become a high-demand tourism corridor.
The area around this project is quietly transforming because of the vast numbers of Brazilians who have worked their way into the middle class and can now afford to reap the benefits.
This rapidly growing middle class now have the means to travel, and if you know anything about Brazilian culture, you know that this is one in which fun is prioritized.
The region is going to continue to explode in the coming years due to ongoing infrastructure projects that are completed, underway and planned.
This is going to translate directly into greater occupancy rates, as well as the price you will be able to demand on a nightly basis is going to increase.
